Commercial pressure washing in Miami
Gum-spotted sidewalks, greasy dumpster pads and stained drive-thrus cost you customers before they walk in. KLASH cleans them overnight on a schedule, so the property looks right when doors open.

Built for businesses
Clean property, no disruption
Commercial washing is about timing as much as technique. KLASH schedules overnight and early-morning crews, brings hot-water equipment for grease, and reclaims wash water where municipal rules require it.
Every visit ends with a timestamped photo report sent to the manager.

What commercial clients need from a pressure washing vendor
For a business, the cleaning itself is only part of the job. What matters just as much: showing up on the scheduled date, working when customers aren’t there, providing insurance paperwork without chasing, and proving the work was done. KLASH runs commercial washing around those needs.
Surfaces KLASH cleans
- Storefront sidewalks and entrances: gum, spills, foot-traffic grime
- Dumpster pads and enclosures: grease, food waste, odor
- Drive-thrus and order lanes: grease and tire marks
- Parking lots and garages: oil stains, tire marks, stairwells and elevator lobbies
- Loading docks and service lanes
- Building facades, canopies and awnings, with soft washing for painted and EIFS surfaces
- Gas station canopies and pump islands
Hot water makes the difference
Cold water moves dirt; hot water dissolves grease. Restaurant pads, drive-thrus and parking areas collect oil and food grease that cold-water pressure only smears around. KLASH brings hot-water units for these jobs, which cleans faster and more completely and needs less chemical.
One-time cleans vs. recurring programs
A one-time deep clean is right before a grand opening, an inspection or a property sale. For most retail centers, restaurants and offices, a recurring program costs less over the year and keeps the property consistently presentable:
- Weekly or biweekly: high-traffic restaurant pads, drive-thrus
- Monthly: storefront sidewalks and dumpster areas
- Quarterly: parking areas and building entrances
- Once or twice a year: facades, canopies and garages
Paperwork and proof
Every program comes with a written scope, per-visit pricing, a certificate of insurance and a set calendar. After each visit you get timestamped before and after photos, which are useful for owners, corporate facility teams and lease compliance.
Multiple locations
Property managers and regional brands can put several sites on one program and one invoice. See commercial programs for how multi-site service works, or HOA and multi-family for residential communities.
Questions
Before you book
More answers on the FAQ page.
Can you work while we’re open?
Yes for low-traffic areas, but most clients prefer overnight. Cones and signage are always used.
Do you handle multiple locations?
Yes. See commercial programs for multi-site pricing.
Do you provide a certificate of insurance?
Yes. KLASH can issue a COI the same day, including additional insured wording if your lease or management company requires it.
How is commercial pressure washing priced?
Per visit, based on square footage, the surfaces, how heavily soiled they are, access and frequency. Recurring programs cost less per visit than one-time cleans. You’ll get a written proposal after a site walk or photos.
What happens to the wash water?
Where local rules or the property require it, KLASH uses water reclamation to recover wash water instead of letting it run into storm drains. Mention any requirements during the site walk.
Can you remove gum from sidewalks?
Yes. Hot water at the right temperature softens gum so it lifts cleanly, which is much more effective than cold-water pressure alone.
