Material matters

Wood needs a gentler hand

Too much pressure raises the grain on wood and leaves it fuzzy. KLASH uses a low-pressure clean with a wood brightener that restores color without damage.

Vinyl and composite get a soft wash to remove mildew and dirt from textured surfaces.

Should I stain after washing?

Freshly cleaned wood is the best base for stain. Without it, Florida sun will grey the wood again within a year.

What goes wrong with fences and decks in Miami

Wood fences and decks in South Florida get hit from every direction: strong sun breaks down the surface fibers, summer rain keeps them damp, and sprinklers soak the bottom boards daily. The result is the grey, fuzzy, sometimes green look that most wood fences have after a couple of years. Vinyl fences don’t weather the same way, but their textured surface holds green mildew and dirt, especially on the shaded side.

Why the method depends on the material

  • Pressure-treated pine and cedar need low pressure. Too much pressure tears up the soft grain, leaving a furry surface that looks worse when it dries and takes stain unevenly.
  • Vinyl and PVC clean up with a soft wash and gentle rinse. High pressure can scratch or chalk the surface.
  • Aluminum gets a soft wash to lift dirt without damaging the powder coat.
  • Composite decking gets a cleaner made for composites, which removes mildew from the embossed grain without leaving swirl marks.

Wood restoration, step by step

  1. Clean with low pressure and a mildewcide to kill growth in the wood.
  2. Brighten with a wood brightener that neutralizes the cleaner and brings back the natural tone.
  3. Dry, usually for about two days.
  4. Stain, if you choose it, with a semi-transparent stain that shows the grain or a solid stain that hides imperfections.

Is staining worth it?

If the wood is in good shape, yes. Stain blocks the UV that turns wood grey and slows moisture absorption, so a restored fence stays looking new for years instead of months. If boards are rotted or split, you’ll be told before any stain goes on so you can decide whether to replace them first.

Neighbors, pools and landscaping

For fences on a property line, cleaning the far side needs your neighbor’s permission for access. Plants along the fence line are soaked before and rinsed after. Fences and decks around pools are washed so runoff stays out of the water. This is often paired with pool deck and paver cleaning.

Questions

Before you book

More answers on the FAQ page.

Can you clean a neighbor-facing side?

Yes, with the neighbor’s permission for access.

Do you repair fences?

KLASH handles cleaning and staining, not carpentry, but will flag loose boards before work starts.

How much does fence washing cost?

Fences are priced by length and height, the material, whether both sides are cleaned and whether you want staining. Send a couple of photos and the approximate length for a written price.

Why did my wood fence turn grey?

UV light breaks down the lignin in the surface of the wood, and mildew grows in the weathered layer. Cleaning and a wood brightener remove the grey layer, and stain protects the fresh wood from going grey again.

Can you clean vinyl and aluminum fences?

Yes. Vinyl and aluminum get a low-pressure soft wash that removes green mildew and dirt without scratching the surface.

How long should wood dry before staining?

Usually about 48 hours in dry weather. KLASH checks moisture before staining, because stain over damp wood doesn’t absorb evenly.
