A proposal you can take to the board
KLASH prepares a written scope with building-by-building pricing, a phased schedule, a sample COI and references from other associations, ready for the next board meeting.

Pairs with repainting
Planning a community repaint? KLASH washes and paints under one contract, so there’s no gap between vendors.
What associations and property managers deal with
Community washing projects are different from a single home. The work is spread across many buildings and common areas, residents need notice, cars need to move, and the board needs a proposal it can compare against other bids. Then the manager has to field resident questions while the work is happening. KLASH builds each project around reducing that workload.
What a board proposal includes
- A written scope listing each building, area and surface
- Pricing broken out by building, phase or area, so the board can approve all or part
- A phased schedule with proposed dates
- A sample certificate of insurance
- References from other associations, on request
Areas commonly included
- Building exteriors and breezeways, soft washed to remove mildew and algae from stucco and paint
- Roofs, tile and flat, cleaned without pressure
- Walkways, curbs and parking areas, surface cleaned for an even finish
- Pool decks, clubhouses and amenity areas
- Entry monuments, walls and signage
- Stairwells and elevator lobbies in garden-style and mid-rise buildings
Resident communication
Notices go up at least 72 hours before each phase, with the dates, which buildings are affected, and what residents need to do (move vehicles, close windows, bring in patio items). The crew lead is on site during work, and the manager gets a single contact for any issues.
Washing before a repaint
Most community repaints start with a full wash, and paint warranties often require it. KLASH can handle both under one contract with exterior painting, which avoids gaps between vendors and keeps one party responsible for surface prep.
Budgeting
Associations that can’t fund everything in one year often split the work into phases or put washing on an annual or semiannual schedule. Recurring service usually costs less per visit and keeps properties ahead of violation notices. For commercial properties, see commercial pressure washing.
Questions
Before you book
More answers on the FAQ page.
Do residents need to be home?
No. They only need to move vehicles and close windows on their scheduled day.
Can you match an annual budget?
Yes. Many associations split work into quarterly phases to spread cost.
Can you provide references from other associations?
Yes. References are included with board proposals on request.
How long does a community-wide wash take?
It depends on the number of buildings and the scope. A small townhome community may take a few days; a large condo property is scheduled in phases over one to several weeks.
Do you clean condo roofs and walkways too?
Yes. Building exteriors, roofs, breezeways, walkways, curbs, pool decks and clubhouses can all be included in one scope and priced separately so the board can choose.
What insurance do you carry?
KLASH is fully insured and provides a certificate of insurance with the proposal. Additional insured wording for the association or management company is available on request.
